“Pasadena rewards preparation — pricing here swings block by block, and the comps that matter are rarely the obvious ones. I’ll show you exactly what a home should trade for before you write.”

Craftsman homes, tree-lined streets, cultural landmarks, and a lifestyle that balances history with modern life.
Pasadena isn’t one market — it’s twenty-five of them. The city that gave the world the Craftsman bungalow still has whole districts of them, alongside hillside estates, mid-century ranches, and modern lofts above Old Town. Add the Rose Bowl, the Norton Simon, Caltech, and a genuine downtown, and you get a city where the right answer depends entirely on which Pasadena you mean.
That’s the fun of it — and the trap. Two homes with the same price and square footage can sit in completely different markets a mile apart. Our job is knowing which is which. (And if small-town Pasadena is what you’re really after, look next door at South Pasadena.)
A shorthand tour of the neighborhoods we get asked about most. Each one has its own architecture, price band, and personality — this is the two-minute version of a conversation we’d love to have in person.

A landmark district of 800+ early-1900s Craftsman bungalows — Pasadena’s most beloved time capsule.
Estate streets and classic architecture south of the shopping on South Lake Avenue.
Leafy hillside streets west of the Rose Bowl — privacy, views, and some of the city’s finest homes.
Mid-century ranches on wide east-side streets, famous for Christmas-light season — now rebuilding with resolve after the 2025 Eaton Fire touched its upper blocks.
Condos and lofts where you can walk to dinner, a show, and the Metro A Line.
Condos and lofts in Old Town, the Playhouse District, and along South Lake — walkable Pasadena at its most attainable.
Craftsman bungalows and character homes in Bungalow Heaven, East Pasadena, and Hastings Ranch.
Madison Heights, Linda Vista, and San Rafael — estate streets and hillside homes with pedigree.

Historic districts come with rules. In landmark districts like Bungalow Heaven, exterior changes go through review. That protects the value you’re buying — but if you’re dreaming of a big remodel, we’ll point you at blocks where you can actually do it.
Visit the block twice. Once on a quiet weekday, once on a game or event day. Rose Bowl traffic, parade-route life, and freeway hum are all very street-specific — and all invisible in listing photos.
Condo shopping is document shopping. Old Town’s buildings vary widely in HOA health. We read the budgets and minutes before you get attached.
From Old Town condos to Bungalow Heaven craftsmans — browse on your schedule, lean on us for strategy and negotiation, and get up to $5,000 credited back at closing.
