Alhambra: the most house, closest to everything

With a median around $950K, Alhambra is the one city of the three where $1M puts you above the middle of the market. That usually means a renovated 2–3 bedroom Spanish bungalow on a real lot, and toward the north side — where the Spanish revivals get bigger — you’re at the edge of the $1.1M+ tier. You’re also eight miles from downtown LA, which makes Alhambra the commuter’s pick of the three.

San Gabriel: character, food, and a boundary map you need to read

San Gabriel’s median sits around $1.1M, so a $1M budget lands you just under the middle — typically a well-kept smaller house, or one of the newer townhomes that have quietly become the best value in the city. The catch we flag for every buyer: San Gabriel is really three markets — north of Las Tunas, the Mission District, and the south end — and school assignments shift between them. Two similar listings can feed different schools entirely, so we verify the parcel before we tour.

Temple City: buying the district

In Temple City, $1M is squarely in the family-home band ($1M–$1.4M) — you’re not getting the most square footage of the three, but you’re buying into Temple City Unified, which is the reason most of our buyers look here at all. If schools are the top priority and $1M is the ceiling, Temple City is usually where we start.

The honest comparison
