If you’re shopping for a family home in the San Gabriel Valley, sooner or later you end up weighing the same two names: Arcadia and Temple City. They sit side by side, both are known for schools, and both fill up with families making the same comparison you are. The sale medians, though, sit roughly $400,000 apart — about $1.6M in Arcadia versus about $1.2M in Temple City as of mid-2026. So what does that gap actually buy?
What the extra $300K gets you in Arcadia
Arcadia’s premium is real, and it’s built on real things: larger lots, the prestige neighborhoods north of Huntington Drive — Upper Rancho, Highland Oaks, Santa Anita Oaks — and a school district with a national reputation. You’re also buying the deeper end of the market: if your plans might someday include a bigger lot, a new build, or resale to a buyer pool that specifically wants “Arcadia,” the premium tends to hold its value.
At the entry level, Arcadia’s condos start around $900K, and the classic mid-century ranches that make up much of the housing stock generally run $1.5M–$2.5M.
What Temple City does better than people expect
Temple City Unified has been a quiet draw for families for decades, and the town delivers a version of the same life at a meaningfully lower price: starter homes in the $750K–$950K range, solid family houses from about $1M–$1.4M, and newer builds above $1.5M. For many of our buyers, the honest math is this: the same monthly payment that gets a dated condo in Arcadia gets a house with a yard in Temple City.

The boundary-line wrinkle worth six figures
Here’s the part that surprises people: school boundary lines don’t perfectly follow city lines. Some addresses in and around Temple City feed into neighboring districts — occasionally in your favor, occasionally not. We’ve seen two houses a block apart where the district boundary between them was worth six figures of value. Before you fall in love with any listing, verify the actual assigned schools for that parcel, not the city on the mailing address. We do this for every home our buyers consider.
How we’d decide
Choose Arcadia if you’re buying for the long haul in the prestige neighborhoods, want land, or know your resale buyer will be searching “Arcadia” specifically.
Choose Temple City if your budget is $1.5M or less and you want the most house per dollar while staying in a strong district.
Tour both if you’re anywhere in between — they’re ten minutes apart, and a single afternoon of touring usually settles the question faster than weeks of spreadsheet debates.
