The academic picture

San Marino Unified consistently ranks among the very best districts in California, K through 12 — for many buyers it’s the single reason the city exists on their map. South Pasadena Unified is also excellent — a true walk-to-school district that families move across the county for. Two different towns

The budget math most people miss

  • Entry to San Marino effectively starts around $2M+, and the classic estates run well beyond.

  • Entry to South Pasadena looks like $1.8M–$1.9M for the craftsman streets — but the Monterey Hills condos get you the same schools and the same farmers’ market for roughly half that. It’s the smartest quiet door into a top district anywhere in the Valley.

  • If the budget stretches for San Marino but doesn’t breathe there, South Pasadena plus a remodel budget is often the happier life.
