How much does a buyer's agent cost in California?
Compensation is negotiable and put in writing before you tour — typically around 2.5% of the purchase price. In the LA market, roughly 95% of the time the purchase offer asks the seller to cover the buyer’s agent’s commission, and that’s usually how deals close — the rules changed the paperwork more than the practice. Either way, you’ll know the exact number before your first tour — and our Buyer’s Express program credits $5,000 back to you at closing.
Do I have to sign anything before touring homes?
Yes — since 2024, agents must put a written agreement in place before touring, and there are two kinds. The full buyer representation agreement spells out the commission, areas, and property types, can be exclusive or non-exclusive, and is capped at three months in California with no auto-renewal. Or you can start lighter: a property showing agreement runs 30 days max and covers only the specific homes listed on it. We’ll explain both and start wherever you’re comfortable.
How long does it take to find a home with you?
Most of our buyers narrow to a real shortlist within two weekends, and 93% have an offer accepted within three tries. The difference is preparation — street-level comps and offers built around what each seller actually cares about.
